The first check covers the actual cash value (ACV) of your roof. This amount is often issued after the adjuster’s inspection and your claim is approved. It allows you to get the work started and pay your contractor’s deposit.
The second check comes after the work is finished. It covers the recoverable depreciation—the difference between the ACV and the replacement cost value (RCV). Your insurance company releases this payment once they confirm the job is complete.
